Steele Creek & Lake Wylie NC Area, NC Real Estate

About Steele Creek & Lake Wylie NC Area

The Steele Creek Community dates back to the 1740's and currently is one of the fastest growing residential areas of Mecklenburg County. It also contains one of the highest employment concentrations in the county due to large-scale business parks and manufacturing plants along Westinghouse Blvd. The character of Steele Creek continues to change due to rapid residential and commercial growth in the area.  The community's area is about 47 square miles.

The Steele Creek Community is located in southwest Mecklenburg County and generally includes the area south of Charlotte-Douglas Airport and west of Sugar Creek and I-77.  The industrial areas along Westinghouse Boulevard separate the residential and commercial areas of Upper Steele Creek from those of Lower Steele Creek .

The population is decreasing in the northern fringes of Steele Creek due to the airport buying out of properties in airport noise corridors and for expansion. But elsewhere in Steele Creek, development is booming.

The area encompasses a diverse mixture of residential, retail, office and industrial land uses. A large portion of the area, particularly closer to I-485, I-77 and S. Tryon Street (NC 49), includes more intense development primarily located within four Activity Centers—RiverGate and Whitehall / Ayrsley Mixed Use Activity Centers; the Westinghouse Industrial Center; and the portion of the Shopton Road Industrial Center that is included within the plan area boundary. Several large industrial parks are also located in the plan area, providing employment opportunities with companies like International Paper, Siemens, Shutterfly and Time Warner Cable.

Here is the Vision Statement for the Plan released in February 2012:

The vision for the Steele Creek area is to create a unique and sustainable community that is a great place to live, work, and recreate, while preserving the community’s character by incorporating natural and historic features into new development. The community will implement this vision through the following actions:

  • Protecting the Catawba River and its access, McDowell Nature Center and Preserve, natural features and historic places;
  • Providing a balanced mixture of land uses with enhanced public facilities that include quality schools
  • Developing a safe, accessible and efficient transportation system for pedestrians, bicyclists, transit users and motorists
  • Encouraging community design that recognizes the natural environment
  • Creating an interconnected network of parks, greenways and open space amenities.

Most residential and commercial development continues to be concentrated along the S Tryon Street corridor, but several large new residential communities are being developed in the western fringes of Steele Creek. As the area has matured, more housing and retail choices are becoming available.

Upper Steele Creek is home to two new master-planned communities, Berewick and the mixed-use Town of Ayrsley. Ayrsley includes live-work townhomes above retail shopping and restaurants, a movie theatre, YMCA, a hotel and medical offices. Berewick also plans a new live-work town center and the community has also added a new park and elementary school.  Businesses in the Whitehall business park along South Tryon Street offer residents a variety of choices for shopping and dining.

In Lower Steele Creek, the intersection of Highways 49 and 160 (S Tryon Street and Steele Creek Road) has seen major new development and is considered by many residents as their "Town Center."  A major new shopping area includes RiverGate Center in  Southwest Charlotte.  Along the Lake Wylie shoreline, new high-end developments like The Palisades and The Sanctuary continue to receive national recognition for their environmental conservation efforts.
